To make an open home smell good, clean and air the property first, then run one light, consistent scent from a waterless diffuser in the entry and living area for the full inspection. Buyers should notice a fresh, cared-for home, not a perfume.
This guide is for agents and property stylists who run several open homes a week and want a routine that works in any listing, from a one-bedroom apartment to a family home.
start with the smell that's already there
Fragrance sits on top of whatever is in the air. If the home smells of pets, damp or last night's dinner, scent alone won't fix it. Work through the basics the day before:
- Bins and drains: empty every bin, including the bathroom ones, and run hot water through sinks and the laundry tub.
- Soft furnishings: wash throws and cushion covers, and air out rugs if the weather allows.
- Fridge and pantry: clear anything strong, especially in a vacant or tenanted property.
- Fresh air: open windows for an hour before the inspection, then close them about 30 minutes before doors open.
choose one scent and keep it light
One fragrance for the whole home reads as clean. Two or three competing scents read as a cover-up. Pick something buyers won't have a strong opinion about.
- Bondi: mandarin, watery ozone, green cardamom, black pepper and musk. It's our lightest scent, rated 1 out of 5 for strength, so it suits apartments and smaller homes.
- Country linen: lemon, peach, carnation, rose, jasmine, sandalwood, honey and tonka bean. It smells like clean washing and suits family homes.
- Santal woods: sandalwood, cedar, cardamom, papyrus, violet, iris and amber. Warm and dry, good for winter inspections and homes with timber floors.
Strong, sweet or foody scents tend to divide a room. Save those for a home that's already sold.
use a diffuser, not a candle
An open flame in a property full of strangers is a risk most agencies won't take. A waterless electric diffuser is the practical option.
The Beacon diffuser uses cold-air diffusion: no water, no heat and no flame. One unit covers up to 300sqm, so a single Beacon in the entry or main living area is enough for most homes. The oil bottle screws straight in, and it takes 100ml Aura Oil or 30ml Macro Oil.
Set it from the kirri app:
- Intensity: start on delicate. Step up to subtle only if the home is large or has high ceilings.
- Schedule: switch it on 30 to 45 minutes before doors open so the scent has settled by the first group.
- Placement: entry or living room, away from the kitchen bench where buyers stop to look at appliances.
For a quick boost in bathrooms or a laundry, a 100ml reed diffuser works without power. Put it out the day before so it has time to diffuse.
a simple open home scent routine
- The day before: clean, empty bins, set a reed diffuser in the main bathroom.
- Two hours before: open windows and doors to air the home.
- 45 minutes before: close up, place the Beacon, set it to delicate.
- After the last group: pack the Beacon down and move it to the next listing.
Because the Beacon is portable and doesn't need water, it moves from home to home in the car. Agents on our real estate program often give the same diffuser to the buyer at settlement, so the scent they remember from the inspection is the one that greets them on moving day.
what to avoid
- Spraying on arrival: a heavy burst of room spray just before buyers walk in smells staged. If you use a room spray, a few sprays an hour ahead is plenty.
- Mixing scents: a plug-in in one room, a candle in another and a diffuser in the hallway clash.
- Running too strong: if you can smell it from the front path, turn it down.
- Ignoring sensitivities: some visitors are sensitive to fragrance. Keep it low, and pause the diffuser from the app if anyone asks.
frequently asked questions
how long before an open home should I set up a diffuser?
About 30 to 45 minutes. That's long enough for the scent to spread through the main living areas without building up.
can I use the same diffuser at every listing?
Yes. The Beacon has no water reservoir to empty, so you can unplug it, pack it and set it up at the next property. A 100ml Aura Oil runs for months at open home hours.
what if the home has a lingering pet or damp smell?
Deal with the source first: wash bedding, air the property and treat any damp. A light scent then finishes the job. Fragrance alone won't hide a strong odour, and buyers notice when it's tried.
